Floor levelling is often the last thing architects think about and the first thing that causes problems on site. A well-written specification protects the design intent, ensures compliance, and avoids costly callbacks. Here is what Sydney architects and specifiers need to include.
What to Specify
A floor levelling specification should cover four things: product, method, tolerances, and documentation.
The product should be specified by manufacturer and type. For Sydney projects, Hychem's range of self levelling compounds is the industry standard. The method should specify mechanical batching by weight and pumping, not hand mixing. The tolerances should reference AS 2589 (3mm over 2 metres). The documentation should require a printed docket for every pour showing batch weights and coverage.
Why Mechanical Batching Matters
Hand-mixed levelling compound is inconsistent. Water ratios vary, flow characteristics vary, and cure times vary. The result is a substrate that may not perform as specified, creating warranty issues for the architect and the builder.
Mechanical batching by weight ensures every batch is identical. The product performs as the manufacturer specifies, the warranty is valid, and the architect has documentation to defend the specification if questions arise.
Compliance and WHS
NSW Chapter 8A and the Silica Worker Register make on-site bag mixing a compliance burden. A specification that requires pumped screed eliminates silica dust exposure, protects workers, and protects the principal contractor from WHS liability.
Sample Specification Clause
Floor levelling shall be completed using a Hychem-backed self levelling compound, mechanically batched by weight and pumped to the pour area. The finished surface shall be flat to within 3mm over 2 metres (AS 2589). The contractor shall provide a printed docket for every pour showing batch weights, product type, and coverage area.
